Pre-application Checklist

What You’ll Need Before You Start

Before you begin your Building Control application, it’s helpful to make sure you have the right information ready. Doing this will make your submission quicker and help us assess your project without delays.

All applications are assessed under The Building Regulations 2010, and it may be useful to refer to these regulations and our online guidance as you prepare.

When you’re ready, select your application type and work through the checklist before beginning your submission.

Application Checklists

Details of what information you will need for each type of application.

  • Full Plans Application
  • Applicant contact details: Name, address (including postcode), phone number and email
  • Client details (if different)
  • Principal Designer name and full contact details
  • Principal Contractor name and full contact details (if appointed)
  • The full site address, including the postcode
  • Current building use, floor uses, overall height and number of storeys
  • Proposed use of each floor, height and number of storeys after completion
  • Description of the work

  • Plans, Drawings and/or Structural Calculations

  • Estimated cost of building work (structural and regulatory works only)
  • Information on whether the building footprint is near or over a drain, sewer, gully, inspection chamber or manhole
  • Drainage details (foul and surface water)
  • Planning application number (if known)
  • Details of any electrical work (if applicable)
  • Building Notice Application

For certain domestic works where detailed plans are not required at submission.

  • Applicant contact details: Name, address (including postcode), phone number and email
  • The full site address, including the postcode
  • Description of the work
  • Estimated cost of the work
  • Drainage details (if applicable)
  • Confirmation of whether the work affects a shared or public sewer
  • Principal Designer and Principal Contractor contact details (if appointed)
  • Planning reference (if applicable)

  • If your work involves building or extending a property, you will need to provide a location plan, drawn to a scale of at least 1:1250, clearly showing:

    • The building and its position on the site
    • The boundaries of the property
    • Any nearby buildings within the site
    • Any roads or streets on or near the site
  • Regularisation Application

For work already carried out without Building Control approval.

  • Applicant contact details
  • The full site address, including the postcode
  • The year the work was carried out
  • Description of the work
  • Any drawings, calculations or photographs showing the existing work
  • Details of drainage and structure
  • Estimated cost of the work
  • Reversion Application

When a project is being transferred from an Approved Inspector to us, the Local Authority.

  • Applicant and client contact details: Name, address (including postcode), phone number and email
  • The full site address, including the postcode
  • Original Initial Notice
  • Any plans, calculations or documents previously submitted to the Approved Inspector
  • Stage of work already completed
  • Description of the outstanding work
  • Contact details for your Designer and Contractor
  • Demolition Notice
  • The full address, including the postcode of the building to be demolished
  • Applicant contact details: Name, address (including postcode), phone number and email
  • Contact details of the owner of the demolition site, if different
  • Details of the demolition work proposed
  • The date you intend to start demolition

  • A site plan (minimum scale 1:1250) showing:

    • the size and position of the building
    • its relationship to all adjoining properties

When Should an Application Be Submitted to the Building Safety Regulator (BSR)?

Some higher‑risk buildings must be submitted directly to the Building Safety Regulator (BSR).

These include:

  • buildings over 18 metres high, or
  • buildings with 7 or more storeys and 2 or more residential units

If your project meets either of these criteria, the application must go to the BSR instead of us, the local authority.
