Regularise Unauthorised Work

If you have carried out building work without obtaining Building Regulations approval, you can apply for a Regularisation Certificate.

Regularisation is available for both domestic and non domestic work, but it only applies to work completed after 11 November 1985.

How Regularisation Works

You will need to:

• Complete a Regularisation application form
• Provide plans showing the work as built, including layout and construction details
• Supply any drawings, calculations, or photographs that help us assess the existing work
• Include details of structure, drainage, and the estimated cost of the work
• Provide your contact information, site address, and the year the work was carried out

Before starting your Regularisation Application, please ensure you have:

• Contact details
• Site address
• The year the work was carried out
• A description of the work
• Any drawings, calculations, or photographs showing the existing work
• Details of drainage and structure
• The estimated cost of the work

Once your application and fee have been received:

• A Registered Building Inspector will review the work
• You will be asked to open up and expose parts of the building, so structural and safety elements can be inspected
• You may also need to provide additional information, such as structural calculations

Regularisation does not automatically make unauthorised work compliant.

Any issues identified during inspection must be corrected before a certificate can be issued.

If the work is found to meet the relevant Building Regulations, we will issue a Regularisation Certificate.

This certificate acts in a similar way to a Completion Certificate and confirms that the work complies with Building Regulations.
