Demolitions
Under the Building Act 1984, you must notify Building Control if you intend to demolish a building or structure (or part of it) with a volume greater than 50m³.
Step 1 – Submit a Section 80 Demolition Notice
Notify us at least 6 weeks before demolition starts.
Your notice must include:
- The address of the building the notice relates to
- A clear description of the proposed demolition work
- A site plan (scale 1:1250 or larger) showing the size and position of the building to be demolished
- A Block plan showing the building to be demolished, in relation to neighbouring properties
Step 2 – Notify Utility Providers
Inform electricity, gas, and water suppliers about the demolition.
Step 3 – Inform Neighbours
Notify the owner(s) or occupier(s) of any adjoining properties.
Before You Start Work
You must not begin demolition until:
- We have issued a Section 81 notice; or
- Six weeks have passed since we received your Section 80 notice.
It is an offence to demolish a building without the necessary notice being given.
What We Do
On receipt of your demolition notice, we will:
- Contact you for payment
- Issue a Section 81 counter notice detailing conditions to ensure the work is carried out safely.
Fees
A fee of £260 is payable upon submission of a demolition notice. No VAT is payable.
Other Permissions to consider
You may also need:
- Planning permission under the Town and Country Planning Act
- Listed building consent or conservation area consent if the building is listed or in a conservation area—even if Building Act notice isn’t required.
