Intended Demolition

Under the Building Act 1984, you must notify Building Control if you intend to demolish a building or structure (or part of it) with a volume greater than 50m³.

Submit a Section 80 Demolition Notice

Notify us at least 6 weeks before demolition starts. Your notice must include:

  • The address of the building the notice relates to
  • A clear description of the proposed demolition work
  • A site plan (scale 1:1250 or larger) showing the size and position of the building to be demolished
  • A Block plan showing the building to be demolished, in relation to neighbouring properties
Notify Utility Providers

Inform electricity, gas, and water suppliers about the demolition.

Inform Neighbours

Notify the owner(s) or occupier(s) of any adjoining properties.

You must not begin demolition until:

  • We have issued a Section 81 notice; or
  • Six weeks have passed since we received your Section 80 notice.

It is an offence to demolish a building without the necessary notice being given.

What We Do

On receipt of your demolition notice, we will:

  • Contact you for payment
  • Issue a Section 81 counter notice detailing conditions to ensure the work is carried out safely.
Fees

There is a £250 fee per application (no VAT).

This covers administration and inspection costs.

You may also need:

  • Planning permission under the Town and Country Planning Act
  • Listed building consent or conservation area consent if the building is listed or in a conservation area—even if Building Act notice isn’t required.
