Under the Building Act, if you wish to demolish or partly demolish a building you must notify Building Control. 

Submit a Demolition Notice

If you intend to demolish a building that is 50m3 or more (or part of it), you must give us notice under Section 80 of The Building Act 1984 

  • Submit your Demolition Notice online six weeks prior to demolition. Your demolition notice must specify the building the notice relates to, and the demolition works intended 
  • You will need to submit a site plan to a scale of not less than 1:1250 showing the size and position of the building to be demolished and its relationship to adjoining properties 

Fees

  • A standard charge of £250 (VAT is not applicable) per application should accompany all demolition notices received by us. This covers administrative and inspection costs
  • Payment can be made online with your application submission, or we will contact you by email to request payment 

Your responsibilities

  • You will need to notify the electricity, gas and water supplier 
  • You will need to notify the owner/occupier of any building adjacent to the building to be demolished 

What we do

After we receive a Section 80 notice, we will issue a counter notice under Section 81 of the Building Control Act 1984 which will detail various conditions which are intended to ensure that the work is carried out safely

  • Demolition should not start unless:
    • We have given a notice under Section 81, or
    • 6 weeks have elapsed since the Section 80 was made to us

Other Permissions

You may also need permission under the Town and Country Planning Act for your scheme. If the building is listed, or in a conservation area, special consent may be needed for any demolition work proposed, even where notice is not needed under Section 80 of the Building Act 1984. Please check with your local planning department

 

Submit a Demolition Notice
